Communfy, a spreadsheet, accounting or rental software?

Running a building's communal fees is a specific job: apportionment, owner invoices, payment tracking and committee decisions. Here's what each tool actually covers — honestly.

Apportion by per mille, m², per unit

The short version

Where each tool fits.

Spreadsheet & email

Works for a small block with one very careful treasurer. It breaks when the treasurer changes, when a second building arrives, or when an owner asks to see where the money went.

Accounting software

Excellent for the management company's own books. But it doesn't know what per-mille shares, a general assembly or an owner wanting to check their balance are.

Rental PMS

Built for landlords letting property: leases, rent, tenants. Communal fees for a building with many owners are a different job.

FAQ

Before you switch.

Can I keep my accounting software?

Yes. Many companies keep their accounting package for the company's own books and use Communfy for each building's fees, owners and committee.

How do I move from spreadsheets to Communfy?

Add your buildings, the units with their m² or per-mille shares, the owners and the year's budget. For one building, an evening is enough.

When is Communfy not the right fit?

If you let property and mainly need to collect rent from tenants, or you run short-term rentals, rental software is a better fit. Communfy is for the shared costs of buildings with many owners.

Try it side by side with your spreadsheet.

Add one building, run one month's fees and compare.
